Keyword Article Writing: the Key to Your Success!

Ready to jump on the keyword article bandwagon? Billions of companies are using keyword articles to gain free exposure on the internet. Whether you're a netpreneur marketing a product or a writer seeking freelance work, odds are you can benefit tremendously from keyword articles.

Why use keywords? The point is to be "found." Internet users across the globe are searching for information. How are they searching? The same way you do; they type specific words into a search engine. If you don't incorporate these words into your web content, the other guy will... and then your reader is lost on someone else's copy. Help them find you... with keywords!

Never written a keyword article before? Have no fear. The process isn't much different from writing regular articles. Don't let lack of experience stop you from profiting through keyword-rich content. Just follow these easy keyword-writing guidelines, and get ready to key in some great article copy!

1. Learn the buzzwords. Every industry has its own jargon. If you're well-versed in a particular subject, it's likely that you already know the buzzwords and you don't need to read up on it. If it's a relatively new topic for you, do some research. Read four or five different articles to get an idea of the lingo used and the most popular sub-categories of the industry. I'll give you an example. Let's say your article is going to be about... keyword articles. Some of your keywords might be: keyword, "keyword article", keyword-rich, "web content," "web article," RSS-feed, "keyword writing." How do I know this? Not because I did a keyword lookup. Because I read lots of articles! Reading is a great way to load up on catch-phrases and terminology. You can get your fill of keywords without even trying!

2. Write the article without paying attention to keywords. Don't bother trying to plug keywords into an article the first time you write it. Just write it, period. Keep the flow going, craft your sentences without paying particular mind to word selection. It's likely that if you know what you're talking about, keywords will very naturally fall into place as you write. Those sneaky keywords... they tend to just slip right in without your even knowing it happened!

3. Select your keywords. Once your first draft is written, you can concentrate on building a list of keywords to insert throughout your text. Sit down with a pen and paper (or a blank document if you prefer) and write down words that you frequently come across in the industry you're covering. Imagine if someone were doing a search on the web for your topic. What words and phrases might they key in to the search box? Don't forget search terms that contain two or more words. Such words work together and would be placed in quotes if someone were typing them into a search engine box. Suppose you were writing an article on email marketing. You would include terms like "drip list" and "email newsletter" to name just two.

4. Assess the popularity of your keywords. Find out how many times internet users searched the web using specific keywords, with the Overture Keyword Selector Tool. The tool is free and available through this link: http://inventory.overture.com/d/searchinventory/suggestion/. Just type in the word and hit return. The higher the rank number, the more popular the keyword, and the more likely you'll want to use it in your article.

5. Select keywords that are specific rather than general. Let's say I'm writing an article about negotiating fees with a freelance copywriter. My goal should be to include popular words related to that particular topic, and not just the general category of copywriting. "Freelance copywriting rates" is a much better keyword phrase to use because that's probably something a user would actually type in when searching for such information. "Freelance copywriting," on the other hand, is more general and therefore might bring up thousands of higher-ranked sites than yours. Burying your article is no way to be found... so, keep it specific if you can!

6. Scan your existing text for keywords. Your article draft is complete and your keywords have been selected. Now, just put them together. Scan the article copy for the first keyword. Did you find it? Great! If you know your stuff, you probably slipped the keyword into a few places without even realizing it.

7. "Find and Change." Suppose in your article about copywriting, you included the word "writing" several times throughout the piece. That's no serious problem by any means, but "copywriting" is the term of choice among marketers and advertisers. Consequently, it should be one of your keywords. Locate where you've used the word "writing" or "writer", and replace with "copywriting" or "copywriter." Do this for each of your keywords and keyword phrases. You may have to reorder some of the sentences, but this shouldn't be a big deal.

8. Proofread your article. Now that you've added keywords, the article is probably somewhat different from its original form. Do a thorough read-through for mistakes, correcting as needed. Check for spelling errors, grammatical inconsistencies and repeated words. Hey, did she say repeated words?? Yes, even in keyword articles, a good writer should try to vary his vocabulary. Your article should be keyword-rich, not dull and repetitive!

9. Write a keyword-rich headline. Why did I wait until the end of this article to mention the headline? Because the best headlines usually come to the writer at the end of the writing and researching process. With all this talk of keywords, you should be primed to write hard-hitting headlines!

Keyword article headlines waste no time. Get right to the point with a headline that uses your three or four most popular keywords at the beginning, not at the end. Allow me to critique an article from my own collection. The headline: How to Negotiate Rates with a Freelance Copywriting Expert. I confess, this headline could have been better. Why? "Negotiate rates" is not a keyword term that someone might type into a search engine. "Freelance Copywriting," however, is. The better version of this headline: "Freelance Copywriting: How to Negotiate Rates." If I had simply reordered the words, this headline would have been that much more powerful and achieved a higher web search ranking. Live and learn!

Feeling a little more comfortable about keyword article-writing? Great! Now get out there and start making money writing keyword-rich content for the world!

How to Make Money Without Money in 2009

This is one of the conundrums that I know many people are facing at the moment. They have been made redundant or are simply out of work. Any money coming in is nowhere near enough to live off properly. So you are facing the new year with little or no money and poor prospects of things changing. How to make money without money seems impossible. Now I am not going to sit here and tell you that I have a magic wand of an idea that will sort out all your financial worries but I can give you a few examples of how to make a start.

Use a practical skill you already have

What I mean by this is offer to do a task or job that other people are prepared to pay you for. This can be anything from gardening or window cleaning. The point is to keep it practical and simple. If you are prepared to work then you can find work just by getting out there. I know someone who had no work. They printed 6000 handbills and personally delivered them to houses in their locality. As a result of this he got calls and work valued at 3,000. All it cost was some paper and printer ink and a lot of leg work. Another person I used recently fixed a leaking roof for me. I told him that all the roofs on the estate had the same problem and needed repair. So he simply told people what he had done in fixing my roof to other people in the area and he was inundated with more of the same sort of work.

Use computer skills you already have

If you know your way around computers then you can very easily make money without money. There are 2 ways you can do this. Firstly you can offer to write content or prepare graphics or even produce websites for people. If you have some specialist knowledge or skills then you can sell them online. The other thing you can do is to go into internet marketing. There are a huge number of ways to make money online. From simple AdSense websites to specialist sales websites there is a wealth of ways to make money online. And the beauty of the internet is that most of the resources you need are freely available.

Would you like to know more about making money without money?

You can find some easy home based business opportunities by visiting http://www.homebasedbusinesschoice.com There are clear reviews of my top 3 recommendations for you to change your financial world in 2009.

Make Money With Your Computer at Home

When you use your computer do you think of the billions of dollars that have been generated online by people who do nothing more than spend a couple of hours on the internet? If you are beginning to think you are the only one who is not doing this, maybe the time has come to find out how you can make money with computer resources. Find some that are easily accessible and do not cost to start up or are very reasonably priced. You may also want to make sure they have a money back guarantee if you do not feel they are doing what they promise.

The very least you can do if you do not end up with a business of your own is to learn a lesson about what works and what does not when it comes to starting your own business. There are many companies that were started because of a need for something or an idea that just came to someone.

The best way to start your own business online is to find something that interests you and is also affordable. If you have to borrow money to start a business, you are not truly your own boss. You are already working to pay someone back so in effect you are working for the loan company or the bank.

Just remember when you are searching for the right opportunity to make money with computer businesses, there are scams out there. Many companies just use this as a way to get people's money and then they disappear. There is no chance of getting your money back because the company is gone and no one knows where. It has been said a million times but if it sounds too good to be true, it probably is.

There are so many business opportunities that sound like all you need is a computer and you will have the money rolling in within a matter of hours or at the most a couple of days. Keep in mind that when you find the perfect business it will take some work to get it started. This is true with any business.

The best way to start your own business is to figure out what you like to do more than anything. If you enjoy what you are doing, you will try even harder to make a go of it. Here are just a few things that you could use for an internet business:

Referral for house cleanings
Service to pay bills
Gift service
Garage sales over the internet
Fund raising
Searching family histories
Assistance with taxes

The list can go on and on for the businesses that can be started and can generate an income for you. There are many types of things that some people who are not internet savvy do not know how to do and have no interest in learning. This is where you come in. If you can do practically anything you need to do or if not, you can find a tutorial on the subject to tell you how to do it, you have the ability to make money with computer resources by starting your own business.

I personally recommend the following to start learning how to make money with your computer from home. Click Here to learn more.

Career Check-Up

The end-of-year is not the only time to reflect on how well your career is advancing, whether you should continue in it for the next year, or do something else. You can perform a career check-up at any time during the year, and you can perform multiple check-ups within the year. Similar to an annual physical, an eye or dental check-up, and even your vehicle's annual maintenance, your career needs a close inspection to determine if you are on the right track, if you need to make some minor tweaks, or perhaps to decide that you need a major overhaul that could include re-careering. Like the other check-ups mentioned above, you can ask yourself some straightforward questions to figure out what your next step may be. It may mean that you can make the adjustments yourself, or it might mean you need a professional career expert to help you along the way.

Regardless, there are five important areas that should be assessed: Interests, Competencies, Motivation, Capabilities, and Fit. Here are key questions for each of these five areas to start out with as you check up on your career:

1. Interests: Are you still interested in your present career or has your interest dropped?
2. Competencies: Are you still skilled in the areas you need to be skilled in or do you need improved or new skills?
3. Motivation: Do you have the motivation and drive to be the best you can be in your career, or have you lost the passion and are not sure what motivates you any longer?
4. Capabilities: Do you see growth opportunities, or do you feel stuck in the same type of work, unable to find advancement opportunities?
5. Fit: Do you fit in the current environment you are in, or do you no longer think you fit in the way things are being done, or feel as good about the people and company as you once did?

If your responses to these five questions are generally positive, then you probably only need to keep reminding yourself that for the short term all you need to do is stay on track, monitor yourself, and make minor adjustments. In a way, your annual Career Check-Up is good, so stay the course, until your next regularly scheduled Career Check-Up.

However, if your responses to any of the questions are not positive, then it might be time to make some major overhauls in your career. Your annual Career Check-Up is telling you it might be time for a change. For example, if you are no longer interested in what you've been doing, then ask yourself what you would like to see as part of your next career. If your skills are not up to par, then you need to determine what you need to improve or what new skills you need to acquire. If your motivation is low, then you need to ask yourself what motivates you; perhaps your motivational needs have changed. If there are no advancement opportunities on the horizon, then perhaps you need to make a career or company switch. If you feel you no longer fit into how the company operates, how it makes its decisions, what its values are, then perhaps you need to consider changing companies.

So, if you believe a career switch or adjustment is needed, here is an easy and fun way to brainstorm for ideas for your next career. No self-criticism is allowed in this exercise. Completing the exercise will most likely take several hours, so take your time. You might work on the exercise in half-hour chunks of time until you believe you are done. While this exercise is applicable to all five areas of your career, the example below is only for Interests. So, here is how the exercise works.

Identify any word/phrase that seems to generate interest for you. The word/phrase might be from an advertisement, a song, a movie, a television show, or just a word/phrase that pops into your head, as for example "playing chess." Write "playing chess" on a piece of paper and circle the phrase. After you circle "playing chess," freely think of other words/phrases that come to mind when you think of "playing chess." Write those words/phrases on the same piece of paper placing them around the phrase "playing chess." Circle all those words/phrases. Then connect all the circled words/phrases with lines, sort of like a web. Not every circled word/phrase will be connected to all the other circled words/phrases, just those that in your opinion most relate to one another. Keep identifying new words/phrases that come to mind for each previously written word/phrase; write the words/phrases on the paper; circle the words/phrases; connect the circles with lines as noted above. Eventually you will have many circled words/phrases with lines connecting them. Again, not all circles will be connected to every other circle. If you do this enough times you will see a pattern, sort of like a thread of thoughts. Your "Career Path of Interests" might also look like a highway map, with each circle representing a city or hub, and the lines represent the roads connecting the cities or hubs.

For example, "playing chess" might cause you to think of "strategy" and "winning." However, "strategy" causes you to think of "planning" while "winning" causes you to think of "losing." So, you forget about "winning" and "losing" and go with "strategy" which may cause you to think of "detail" which may cause you to think of "investigation" which may cause you to think of "being a reporter" which may cause you to think of "following the law" which may cause you to think of "being an attorney" which may cause you to think of.... You get the idea.

When you are done brainstorming, you have a career path for your Interests. Repeat the same exercise for Competencies, Motivation, Capabilities, and Fit. Then, analyze all five career paths. It will guide you to a career or several career possibilities. Then, you need to further investigate these career possibilities for more information. Perhaps you need to attend college, or to talk with someone in the career field. There are many other ways of learning more about different careers.

This exercise is based on the functioning of your brain. Your brain has stored millions of pieces of data, some of which you are fully aware of while some of which is in hidden compartments ready to be accessed when prompted. This is what you have actually done in the exercise, prompted your subconscious to tell you what you already know, but are not fully aware of. Further, writing the words/phrases with freedom, seeing the words/phrases with your own eyes, and then verbalizing aloud the words/phrases causes your brain to make these important connections and alerts you to them. It is amazing how this works.

Small things usually lead to big things. So, repeating the same simple question for different words/phrases, "What does xyz mean to me?" for example, starts you thinking in simple words/phrases that later turns into more important words/phrases. Further, the repetition of the question prompts your brain to access information that is stored away in the hidden compartments previously mentioned because repeating the same question over and over again forces you to think more thoroughly. Repetition also facilitates repeated behavior and increased memory.

While you may get "thinker's block" and not be able to think of words/phrases at first, do not give up. Motivation and persistence pays off, and that is crucial for learning more about your next career. Also, if you notice that the process becomes easier each time you repeat the process for each of the five areas, consider challenging yourself to think of more complex words/phrases.

Creating Your Own Opportunities With Work

Just 10 years ago, people would not have taken the opportunity of working from home using online technology seriously. Although there have been plenty of excellent home-based business ideas using the Internet appearing around that time, people were hesitant and even fearful to take the plunge. Today, however, things have changed. Working from home online is now one of the most convenient ways to earn an income. It's also the best way to create your own opportunities.

Where to find work-from-home online job opportunities

There are many genuine online work-from-home opportunities. The key is finding one that is a good match to your skills and interests, offers sufficient pay and is legitimate. Some of the best sources of information for online work-from-home jobs include:

Freelancing websites

The majority of the jobs online that you can work from home with are freelance jobs or project-based. Don't be put off by this. Many of the people who now work at home began as freelancers and project contractors. After being active in the industry for a while, they now enjoy a steady stream of income as a result of building their reputations and creating a good network of contacts.

Freelancing websites offer plenty of job opportunities for those who wish to work from home online. Jobs are arranged by categories such as industry, skill or even location, making them easy to find. Although there are sites that offer this service for free, many charge a small fee. Once you've become a paying member, you'll gain access to job notices or be allowed to bid on projects.

Job websites

Many people looking for work-from-home online jobs tend to avoid the bigger job sites, thinking that they only post permanent or on-site jobs. That's unfortunate because many of these sites also post freelance or project-based jobs, perfect for working at home. Many opportunities you'll find on these sites offer good income. Obtaining multiple jobs here is quite possible and is a great way to increase your income. Getting two or three good clients will also help you avoid 'dry spells'.

Online classified ads

Craigslist is just one example of a website that posts classified ads online. You may find plenty of job opportunities here but don't just limit yourself; there are others that you can use to search for work-from-home jobs.

Company website

More and more companies are offering project-based jobs and hiring private contractors. Industries such as customer service, computer applications and repair, health, medicine and publishing are quite active in this regard. An advantage here is that although you will not be hired as an employee, you will be assured of a reliable company to work with.

To find work-from-home online jobs being offered by companies, use a search engine and the appropriate keywords or visit company websites. Many of these work-at-home job opportunities are customer service jobs where you will be handling inbound calls. A few examples of these companies include Walgreens, Virgin Atlanta and J. Crew. However, there are others that may be a good match to what you're looking for, so search carefully.

Choosing your opportunity

Much of the success in a work-from-home online opportunity is dependent on what business or job you choose. Many of the unsuccessful attempts at running a home-based business or working from home are the result of wrong choices. Here are some factors to consider:

A good match

It's important to find a work-from-home online job that fits your skills, training and interest. If you know how to do your job, you'll become more productive and excel in your results. Furthermore, you will enjoy what you do.

A job you're equipped for

The kind of equipment required to perform the work-from-home job available is also an important consideration. Since it's an online job, you'll need a reliable computer and fast internet access.

You might also want to check if there are other equipment required in order for you to perform the job. Online medical transcription jobs, for example, will require headsets and a foot pedal to control the recorded file during transcription while a virtual assistant job may call for a fax machine, a printer and a separate phone line.

A legitimate online job opportunity

Probably the most important consideration you should keep in mind is determining if the work-from-home opportunity is a real one. Some job opportunities don't deliver on their promises while others are downright scams. Others make you put in a lot of effort for very little income.

To avoid failing in work-from-home online job opportunities, make sure they are legitimate. Check company backgrounds, participate in online forums or go to websites that review online income opportunities. That way, you will be able to avoid unnecessary expense or waste your time on a home-based job opportunity that will not give you the results you're aiming for.

Finding a profitable Work From Home Online idea is a matter of trying a few and selecting the one(s) that you are comfortable with. Persistence is key in finding this online business that will provide you with the necessary income that can take you out of the rat race. Visit my site and you will find many Legitimate Home Based Businesses that you may want to consider.

There's various ways to flip sites for profit. You can either start a site from scratch or buy an already running website that is under performing. Successful website owners that flip sites for a living boasts a five figure earning. A lot of people are surprised when they hear about these kind of earnings but it's true. Most sites are sold for under a $100 so how do they make a five figure earning? Bamboo was used by Korean as an important medical material. It has many different medical efficacy varies from its stub, roots, and leaves. About 1000 years ago, some Korean medicine doctors and monks started to make traditional medicine by inserting sea salt in a thick bamboo stub and baking them together with pine tree firewood. Make Money Using the Internet - Are You Penny Pinching?

Ok, I'll be the fist to admit, that when I first started my quest to make money using the internet, I penny pinched? I was already in debt and was trying to curb any and all outgoings. But at the same time I dearly wanted to create a sustainable income via the net and had fell for the much hyped "article marketing" route and web 2 building plan.

Basically my plan, when I first started out some two years ago, was to create a sustainable income with as little investment as possible, well actually to tell the truth, little means none at all. All of my internet marketing efforts would be based around submitting articles to as many directories as possible and building Squidoo lens and hubpages etc. Everything I planned would cost me zilch, nothing and all of my profits would swell within my bank. I know now that saving the pennies cost me the dollars.

For starters lets consider the article marketing route. This is a viable option to make money using the internet. You can submit your article to many directories for free. You get your site advertised and free links. But this is a slow old process, it is a great way to advertise but it can take quite some time for your article to get published. That's if it gets that far, there is, after waiting seven days upwards, the possibility that your article will be rejected. Do you know that the true power of article marketing only kicks in after you have submitted at least 250 articles to at least one directory? On another pen name I used to try and submit I was also working full time) at least 3 articles a week. Do the math to work out how long, for it to become effective. Now instead I could have been using PPC to market my affiliated products. Instant results and targeted!!

What about my VR (Virtual Real Estate) I was building web 2 properties, some were great for ranking in the search engines, but none of this property was mine. This was like living somewhere rent free. I had to abide by everyone else's rules and suffer my work being plastered with they're banners and advertisements. If my site fell out of favor with them, then zip it could be gone in a flash and me evicted so to speak. Instead I should have been investing my time and effort into building and running my own domains, somewhere where I made the rules and profited solely from its existence. Web 2.0 is great, but only terms of promotion for your main money sites, that you actually own. It is bad practice to build your entire empire around such a fragile network.

The funny thing about all this, was even though I felt like I was being frugal with my money by using all these free marketing tips, a lot of those saved $$$$ went on $47 EBooks, that promised to show how I could create a $1999 dollar a day business for next to nothing. I was finding that I would be purchasing anywhere, up to 5 or 6 of these a month, that's over $280.

To make money using the internet you have to get out of the whole "everything on the internet is free" mentality. I finally realized, that to create a true sustainable and very handsome income on the net you have to treat it much like an offline business. It needs feeding and some form of investment to grow. If I had redirected the $280 plus a month, into decent tools and training I would have saved myself 2 years of hard fruitless work. Learn by my mistake. There are certain things out there that will grow your business beyond recognition and I'm 99.9% sure it won't be the $47 clickbank EBook.

Do you want to know what finally broke my 2 year struggle with internet marketing and enabled me to clear a debt ridden bank balance? Visit http://www.internetmarketingreview101.com What you find there I promise has the ability to change your fortunes and get you on the road to earn a sustainable income from the net.

5 Things to Do Now to Sell Your Home in 2009

You wouldn't think the housing market could get any worse than it is right now, but if conventional wisdom holds true, things will get even slower between now and February. Even in a strong real estate market, wintertime is the slowest season. So, if you aren't forced to sell now due to job change, relocation or other personal circumstance, you may be thinking of waiting until next spring to put your house on the market.

Instead of bemoaning the fact that the market is dead right now, use the next few months to start preparing your house for sale so that, when the market does start to turn around, you can act quickly.

Traditionally, Super Bowl Sunday marks the beginning of the spring selling season in real estate, which means you've only got about three months to get your house in shape. Here are five things you can do right now to get ahead of the curve and ensure your home is ready to hit the MLS in February:

1. Cut the clutter: If you're like most people, you've accumulated a lot of stuff over the years. Moving provides a great incentive to finally get rid of the junk you've been hoarding. Starting now will give you ample time to take that trip down memory lane as you go through old papers, letters, photographs and other mementos. If you set aside a couple hours to do this each weekend, by February you will have weeded out a lot and moving will be much less stressful.

2. Improve curb appeal: Your yard will still be frozen on Super Bowl Sunday, so it makes sense to get some of those outdoor chores done now, while it's still relatively mild out. Clean up the yard, edge the beds, fertilize the lawn and plant clusters of bulbs for a show of color in the spring. Make sure your front entry is as inviting as possible. Give the door and door frame a new coat of paint, polish the door knocker and make sure the house numbers, mailbox and porch lights are in a consistent style. In addition to making the house more attractive to future home buyers, you'll also impress your holiday guests.

3. Paint the interior: Nothing will give you more bang for the home improvement buck than a fresh coat of paint. Keep your potential buyer in mind and go for a neutral palette. Using the same color family in adjoining rooms will improve the flow of the house and tie everything together. And remember, neutral does not necessarily mean white or beige. In fact, white can be quite stark and cold, while beige can be boring and blah. Go for warmer tones in the main living areas to make the rooms more inviting.

4. Donate to a good cause:This is the time to edit your wardrobe. Take everything out of the closet and force yourself to let go of those 80's outfits and anything else you haven't worn in a year. Be ruthless about what you get rid of. You will thank yourself when it comes time to move. This is also a great time to collect all the winter coats, boots and gloves your family has outgrown or grown tired of and donate them to the needy. Several organizations do winter coat drives for the homeless this time of year and would be thrilled to have your cast-offs.
5. Make a list of needed repairs: Go through your house, inside and out, and look at it objectively, as a buyer would. Write down everything that needs fixing. These are things you simply must take care of before listing your house. Otherwise, buyers will see small problems and wonder what bigger problems await them. Call a handyman and get those repairs done of by the end of January.

There will be lots more to do when your listing date gets closer, but taking care of these things now should make the whole process less stressful.

Realtors - How to Save Sales and Eliminate Squabbles Caused by a Buyers Inspection

Why do buyers that perform a DIY Home Inspection end up purchasing the house more often, than a buyer that has a hired inspection? And why do sellers that do their own home inspection sell their homes in less time, and have a smoother closing process, than a seller than does not do a home inspection? Read On.

Home buyers that do their own DIY Home Inspection are less likely to develop a list of repairs and concerns as large as a hired Home Inspectors list of repairs and concerns. Why is that? A buyer doing their own Home Inspection, with a good inspection guide (instruction) and report will see defects that they know they are capable of correcting, or they have a friend or relative that can makes these repairs. Consequently, the defects are not listed on their inspection report.

Another reason: After signing an earnest money agreement, home buyers, often talk and plan on remodeling certain areas of their new home. They are not concerned at all with these areas, while inspecting. Defects found in these areas are rarely on their report. While a hired inspector will list everything he can find to limit his liability. And last but not least, the dialog between the hired Home Inspector and the buyer, while discussing issues found, can "kill deals". The communications by the Home Inspector needs to be handled just right and delicately, or the buyer ends up with a bleak picture of the home, when in fact the home is a solid home.

A Buyer doing their own DIY Home Inspection gives them more free time in their new home and they will know the home better and have a better understanding of the working components. This builds a stronger tie between the buyer and the home.

A good DIY Home Inspection Report should have included, a "Pre-Inspection Agreement". The Pre-Inspection Agreement should be written to eliminate any liability between you, (the Realtor), and your client (buyer or seller). Your client would simply read and sign the agreement and give you a copy for your records.

Most DIY Home Inspection Reports on the market do not have instructions to guide your client through their inspection or a Pre-inspection Agreement. They consist of a checklist only, without an instruction guide. These Inspection Reports are useless unless the user has a good back ground in construction and the working components of a home.

Today, many Realtors are recommending to their home sellers, to have a Home Inspection before, or at the time it is listed. And for good reasons, statistics will show homes that have had a Pre-Inspection before the listing, have sold faster, because the buyer has more confidence in the home, especially if the seller is willing to do an inspection on the home they are selling. The seller is being "up front" about the home.

For the Realtor, knowing what defects are present gives you and the seller time to discuss what should be fixed and what should not, (perhaps sell As Is). And, it allows the seller to do their own repairs or shop for the best price for the repairs. The seller's inspection will provide an accurate and complete disclosure protection for the Realtor and the seller. It may also be used to help the seller rethink the selling price of the home.

A good selling point for sellers is to have your completed Inspection Report available for buyers when they walk through. Always leave the completed report in a conspicuous place. Reading this Report is valuable to the potential buyer and shows the seller is up front about the home and its condition. The report will show defects and if they have been corrected, it is suggested to give them that update in the report as well.

A Buyer or Seller does not have to be an expert to diagnose many problems found in a home and most repairs have do-it-yourself remedies.

Gary is knowledgeable with over forty years in general construction including twenty years in the Home Inspection business and authored the BAIR (Building Analysis Inspection Report) System. He has put forth his experience of over 7000 inspections in the BAIR System. It is designed to be thorough yet easy to follow. It includes a checklist for each section as well as a summary page at the end of the report for your evaluation.

What to Know Regarding Real Estate-Owned Properties

A real estate-owned (REO) house, also called a bank-owned property, is generally one that did not successfully make it through the foreclosure auction process. As a matter of fact, rather than auctioning the home after foreclosure to discharge the original mortgage loan, the lender, which is ordinarily a financial institution such as a bank, takes over ownership of the home and endeavors to get rid of the property itself.

Because foreclosed properties generally cost more than they are worth (particularly when you tally up all the expenses linked to foreclosures aside from the actual price), not every foreclosure auction results in success. When this happens, the bank will claim ownership of the home and the home becomes real estate-owned. Fundamentally, the bank is at this point homeowner.

This also denotes the mortgage loan no longer exists, and the bank assumes the task of removing anyone who may still live in the home (both of which would be situations the successful bidder at the auction would have to take care of). The bank may even make repairs to the home.

Pointers for Buying Real Estate-Owned Property

Each Lender handles real estate-owned sales differently. One bank may try to sell an REO property at an auction, while another may employ the help of a realtor. It is good to familiarize with how the particular bank you are dealing with handles selling REO homes. Or, if you are particularly in the market for an REO property, look for a financial institution selling one using a method with which you are comfortable.

Meanwhile, consider these tips for purchasing an REO property:

Do not assume you will get something for nothing. Although the bank hopes to sell the home, it is not likely to be willing to sell it for a song. A bank will want the home's whole market value, or pretty close to it, and the bank may even present counter-offers after you tender your first offer. Certainly, remember to consider the condition of the property when you submit an offer or a counter-offer.

Request information about financing. Banks do not normally offer funding for homes they possess, but you can still ask. If the bank does not offer financing, make sure you are ready with another plan, as the bank may require it.

Carefully read the fine print. Although the bank may submit a few home repairs, it will likely want to get rid of the property "as-is". However, this does not mean you can not reach an agreement regarding certain other repairs or guarantees. Include such requirement in your offer and begin a negotiation process.

Request a property viewing. Even if the bank has repaired the property, or even agrees to make further repairs, you can always request to have a home inspector look at the place. You may also want to request any inspection reports for the home the bank has on file.

Get back-up. Whether a realtor or a lawyer, find a specialist who is experienced in handling real estate-owned sales. In addition to helping make sure you are receiving the best deal possible given the property and price, this person can help you present your offer, collect other required documents, and perhaps even negotiate the price.

If you are not ready to buy, consult Desert Wide Properties for Chandler, Arizona property management. If you are looking for that bargain golf property, take a look at Goodyear golf real estate.

Home Insurance Policy For Flood-Prone Areas

For residents who live near the coastlines or along rivers and lakes, flooding will be more of a problem than ever. It is the same case with people who live in low-lying areas or near dams. Cleaning up after floods and repairing the damages they left costs a considerable amount of money. Unfortunately, most traditional home insurance policies list flood damages in their exclusions so the homeowners will have to shoulder all the expenses themselves.

In recent years though, there have been a notable increase in the number of insurance policies that offer flood protection. Thanks to the United States government and the National Flood Insurance Program, homeowners who live in flood-prone areas will now be able to get a home insurance policy that can really help protect them and their homes.

A typical flood protection home insurance policy has considerably higher premiums that any other traditional home insurance policy. If you ask around for home insurance policy quotes, you will see that most policies with flood protection will cost an additional $500 to $1,000 in your annual premium, depending on the exact location of your home.

But if you ask anyone who has experienced flooding in the past, they will tell you that the additional amount is more than worth it especially if it can cover the expenses in rebuilding and refurnishing their home. Most of these flood insurance policies can give you up to $150,000 in claims for an average-cost home. The actual amount will depend on the assessed value of your home.

Flooding actually will not cause much structural damage to a home especially if the walls are made of concrete and if the flood subsides quickly. But a home insurance policy is necessary to cover the damages done to the interiors of the house as well as the non-structural items such as furniture and appliances. This is the expensive part since almost all of these items will be damaged and will need to be replaced.

Finding a Homeowner Insurance policy that will cover flood damages will still be quite tough but it's not as impossible as it was before. Who knows, maybe your own insurance company already offers this option. You can start by asking them so you can just add the flood protection to your existing home insurance policy. This will save you the trouble of taking out a new home insurance policy from other companies. You may even be able to save a bit on the premium since you already hold an existing home insurance policy with the company.

If your existing home insurance policy does not have such optional add-ons, you can search the internet for other companies that offer flood protection.

How to Sell Your Own House - And Sell it Fast!

Are you one of the millions of people who are bypassing realtors and selling your house on your own? This article will give you some tips on how to sell your own house. There can be many reasons for selling your own home besides saving on realtor costs - although that's a big one. The average commission paid to the listing and selling agent is 6%. On a $200,000 home, that's $12,000. It takes hard work to sell your own home but it can be done if you're willing.

First, you must become objective. To sell your own house you have to release your emotional attachment to your home. If you continue to be attached, you will have a hard time letting go and may decline the right offer because you don't think it's good enough. Some emotion is good. A good story, a feeling of attachment always makes prospective buyers feel that they are getting a good deal, but you want to be able to let go when the time comes.

Price your home correctly. Your house is only worth what someone is willing to pay. It may seem like a million dollar house to you, but to the market it is only $300,000. Your house may actually be a million dollar house but at the time you are ready to sell, a number of factors may go into a decrease in the property values of your neighborhood. Be aware of this and price your home to sell.

Presentation is everything! In order to sell your own house it should be the best in its class. You need to make your house look better than any other house at its level in the neighborhood. Why would someone pick your house when there is a better looking one down the street? Remove all the clutter from countertops and remove any pets when you have prospective buyers coming by.

Give your buyers some incentives to pick your house. Install new carpet and paint the interior walls. Have your home inspected and purchase a home warranty. This gives prospective buyers some peace of mind knowing that they won't run into unforeseen problems once they purchase the home.

Market, market, market. You have to get people to see your house in order for them to buy it. Besides the basics of putting up signs and listing your home in classifieds, tell everyone that you know that you are selling your own house. Check with local school principals, they may know of families wanting to move into the area.

USE PICTURES. Align yourself with a mortgage broker, real estate lawyer and/or title company. Besides helping with the final paperwork, these professionals may be able to direct traffic to your home and give you other ideas on how to sell your own house.

Make Money Online Without Getting Scammed

Is it possible to make money online?Yes it is.However there are many dubious opportunities and downright scams out there. So how do you tell the legitimate online work at home programs from the others? Here a few common sense approaches.

1. If it sounds too good to be true, it is.There's a program making the rounds that says you can make $15 for filling out rebate forms. The forms in the ad are short and look rather easy to fill out.So let's assume you could fill out one form in 10 minutes. That's 6 forms per hour. Now at $15 per form times 6 forms that's $90 an hour.

You shout, "Wow. Great. I've found the best opportunity.Hardly any work and $90 per hour."Think about it.Why would anyone pay that much money to fill out rebate forms? They could hire a person to work at home for less than $20 and hour. And believe me people would jump at the chance to work at home for $20 per hour.Forget it. It's a scam.

2.Hidden charges.I was all ready to sign up for a business in a box.I filled out the payment form. And I noticed at the bottom of the form something about I agree to pay the all ongoing charges. So I went back to where the charges were listed and in an almost grayed out area very hard to see were the words $17 monthly charge.

Now this charge was not listed anywhere on the sales letter. The sales letter even said free web hosting for life.I should have known then that no can offer free hosting for life. Be sure to read everything. Maybe if I had been informed of the $17 monthly charge I would have been willing to pay it.However trying to sneak it in made me immediately think scam.

3. I have to admit, I don't like multilevel marketing. If you do, don't read this section.I sent in $9.95 for two CD's about making money. The CD's contained nothing but testimonials. No information on what the program was about. And if you didn't return the CD's within 14 days you would be charged an additional $39.95.

Someone did call me. And it was a MLM program. The cost to sign up was over $400. And basically it was just trying to get others to buy the same program. Not anything I wanted to do.
So is it possible to make money legitimately on line?Yes.But you must be vigilant and go with a program from a proven marketer. And, if it sounds too good to be true, it really is.
