In order to maximize your home acquisition in Miami real estate, you need to find an expert realtor that has enough experience to back his or her credibility up, and with contacts with the right person to get the whole thing done with less effort and time.

1. Licensed To Practice

A good realtor should be licensed by the state to practice their trade. Since this means that they are a member of the local group that comprises all the realtors in the area, you can be sure that they will be following the code and ethics of a good realtor on how they should treat their clients and customers with utmost respect and service.

2. Experienced In The Business

History of Schweitzer Mountain and Skiing in North Idaho

While the art of winter sports has now evolved to fantastic levels, early Indians in North Idaho were adept at ice fishing and certainly made snow shoes to facilitate the winter hunt and travel. Our area was settled much by German and Scandinavian stock, as well as the early French trappers, priests, and settlers. So, it was a natural that the descendants of these settlers followed with skiing the area. Snow skiing originated from two geographic groups: Alpine and Nordic, much like our ancestors. Nordic skiing is the oldest category and includes sport that evolved from skiing as done in Scandinavia. Nordic style ski bindings attach at the toes of the skier's ski boots, but not at the heels. Alpine skiing includes sports that evolved from skiing as done in the Alps. Alpine bindings attach at both the toe and the heel of ski boots. These two categories overlap with some sports potentially fitting into both. However, binding style and history indicate that each skiing sport is more one than the other. Some skiing sports such as Telemark skiing have elements of both categories, but its history in Telemark, Norway and free-heel binding style place Telemark skiing firmly in the Nordic category.

Now, our area has much more to offer than just traditional skiing. There is cross country skiing, ice skating, hunting, sledding, snowboarding, snowmobiling, and a bevy of other winter sports. Still, Schweitzer Mountain has become one of the nation's premier ski resorts, and that is the primary winter activity. However, Schweitzer Mountain was not the first ski area in Idaho. The first was in Ketchum, Idaho in 1936, and Sun Valley has the further distinction of having the very first chair lift.

Our area saw its first skiing in the Schweitzer basin in 1933, but those intrepid fans did so by hiking to a point, then sliding back to the foot of the mountain, often on wooden slats tied to their boots. In the 1950s, a group of friends, ski enthusiasts, and volunteers cleared the wooded hillside two miles west of Sandpoint around Pine Hill. They rigged up a rope tow powered by the wheel rim of a jacked up car, and the area's first groomed ski slope became reality. Unfortunately, skiing conditions at Pine Hill were less than perfect. Even though the crude rope tow was soon replaced by a permanent two-chair lift powered by an old Dodge engine, the hill was not high enough in altitude to guarantee a season-long coating of snow, and a warmed-up car and thermos remained the only amenities skiers could expect following a run down the slope.

While many might have seen the bowl-shaped potential of Schweitzer as a possible ski haven, the idea of a ski resort came when Dr. Jack Fowler, a Spokane dentist, was returning from a ski outing at Big Mountain Resort in Whitefish, Montana. From Highway 200, Schweitzer looms up clearly, and displays the bowl during mile after mile of the drive. Awed by the beauty of Schweitzer Mountain's snowy mountaintop, the picture of a premier ski resort came shortly after. In 2002, Jack Fowler celebrated his 80th birthday. As a tribute to Schweitzer's founding father, a new run, "Jack's Dream," was built close to where the first handle tow was built some 40 years ago

Fowler's companion on that skiing trip was Grant Groesbech, a Spokane architect. These two, along with Sandpoint businessman Jim Brown, and others, began developing Schweitzer in 1963. The partnership was formed, and they went on a mission to secure loans, investing their own money, and raising additional funds from the people of Sandpoint. Fowler generated support with ski enthusiasts, and Groesbeck went to other ski resorts gathering info and knowledge to help with the new Schweitzer Mountain Ski Resort. They pooled their resources to buy the acreage encompassing the bowl, packed in equipment and provisions to establish a base camp at the foot of the basin, and began exploring the slopes to map out future runs. Construction on the mountain began in 1961 on the ski runs and road up the mountain. The tubular steel towers to support the mile-long double chair was constructed, and electricity was brought up the mountain for the lodge and lift motors. By the summer of 1963 before construction was finished, Canadian ski enthusiast Sam Wormington had been named as the first manager of the Schweitzer basin. He had built and managed the North Star ski area in Kimberly, British Columbia. It was through the knowledge and tireless efforts of Wormington that the foundation was laid for the Schweitzer of today. On November 30, 1963 the resort proudly opened with a day lodge and a mile long double chair lift. With the exception of one good year, the resort/area made no profit. It was supposed to be operated as a weekend resort, but ended up opening seven days a week.

By the end of 1963, over twelve hundred acres of the bowl were groomed and ready with three 2,000' runs from timberline to the lodge, miles of trails, and parking for 500 cars. The Sandpoint News Bulletin devoted their entire weekly issue to the resort's upcoming Thanksgiving Day grand opening. Renowned international ski racer Tammy Dix was set to christen the slopes with the first downhill run of the day. And, Idaho Governor Robert Smylie sent out invitations to dignitaries around the world, including two notables who shared the resort's name, Pierre-Paul Schweitzer, then Chairman of the World Monetary Fund, and Dr. Albert Schweitzer, who had won the Nobel Prize for his humanitarian endeavors in Africa. The latter being, of course, one of our great figures in history. And one might think, hearing the name 'Schweitzer,' that it is named after some royalty, or great person or family, but the truth is something else.

(The following in segment is taken from Sandpoint.com's The History of Schweitzer Mountain)

An Encounter with a Strange Hermit

It was on a summer morning in 1893, while riding her well-mannered little filly, Nelly, to work, that Ella Mae first encountered a strange individual, dressed in some sort of well-worn military uniform, standing trailside at strict attention, musket at his side, as she passed. This went on for a few days, until one morning, he instead stepped out onto the trail, and taking Nelly by the reigns, led the pony about a half a mile along the path, before letting go and disappearing back into the woods.

When she told her husband and son Earl about this strange occurrence, young Earl said that it sounded a lot like a "friendly old hermit named Schweitzer" who lived alone in a small cabin near where he and his friend Harry Nesbit liked to fish. This took the edge off of Ella Mae's concern, but she took to running Nelly through that section of woods anyway.

Then, not long thereafter, the man showed up at the railroad station during Ella Mae's shift. Speaking in a thick Swiss accent, he informed her that he had come to seek her advice regarding his intention to kill a local settler, and take the settler's wife as his own. Ella Mae made eloquent argument intended to dissuade the man from this plan, and after he had left, sent a warning to the settler that he was the target of a murder plot.

The next morning, Schweitzer came back to the station to tell Ella Mae that he had decided to take her advice and not follow through on his plan, and that because Ella Mae was both younger and prettier than his other intended bride, it was his intention to carry her off instead.

Unarmed and alone at the little station, and not a soul within earshot, Ella Mae decided to put on a front of bravado.

Standing up, she began loudly berating the man. "Schweitzer, you know I have a husband of my own, and am a respectable woman, and you cannot talk to me as you are doing!" she exclaimed. "Let me tell you my husband and the railroad company will fix you if you carry me off." He stood there silently for what seemed an eternity. Then, tipping his hat to her, he politely answered. "Well, for the present, we will drop the matter."

From that day forward Ella Mae kept a six-gun alongside her bible in the drawer next to the telegraph machine, and L.D. immediately contacted the nearest railway agent at the Spokane office who, accompanied by the County Sheriff and a doctor from Rathdrum, arrived the following day to look into the affair. Upon entering the recluse's cabin, located near where Bronx Road now crosses Schweitzer Creek, they found the hides of numerous cats nailed to the walls, and a pot full of cats boiling on the stove for the man's supper, thereby solving the mystery of the recent disappearances of numerous of the town's pets. Schweitzer was taken into custody, remanded to the "county farm" for observation, and later committed to an "insane asylum" where, as Ella Mae put it, "He lived out the rest of his life a dangerous and raving lunatic." And, to this day, Earl and Harry's favorite fishing spot has been known as Schweitzer Creek, and the mountain above, Schweitzer Mountain.

The Jim Brown Years

Brown had long been aware of Schweitzer's potential as a ski area. He had been skiing the area since the age of 16. As a young man he would hike the Schweitzer and Colburn bowls in the early 1930's. He had few doubts about the potential of the area for skiing.

A few years after Schweitzer's modest beginnings, Jim Brown bought out his partners and began to expand the resort, and Schweitzer became a family run business. Over time more lifts were added, and in 1971 the Colburn basin was developed. He added a double chairlift, built the Red Cricket apartment complex, and constructed a day lodge at the base of the mountain. Brown greatly increased the attraction of Schweitzer and the surrounding Sandpoint community. During his ownership, he was credited for starting Schweitzer summer lifts for mountain bikers and other outdoor enthusiasts in 1985, and for hosting the first Festival at Sandpoint in 1986, our world-famous annual music festival showcasing international and local composers, as well as performing artists. Two years later the resort was offering hiking trains and mountain bike rentals.

Before Jim Brown died in 1989 he had spent three years training his daughter, Bobbie Huguenin, to take over the family business. While running the family business with her husband, Pierre and others, many additions and improvements were implemented at the resort. Her focus was on making Schweitzer a destination resort; she removed the old lodge and replaced it with a new three story Headquarters Day Lodge. The Great Escape detachable quad chair was installed in 1991, and lights were installed for night skiing. Huguenin also saw the construction of the 82 room Green Gables Lodge. Revenues never increased to levels anticipated by the Brown family, and the resort eventually was turned over to its institutional owners. Schweitzer didn't have another private owner until two years later.

The Harbor Years

In November 1996 the resort was put into receivership, filing for bankruptcy the following year. On December 31, 1998, Harbor Properties purchased Schweitzer Mountain Resort from U.S. Bank for the sum of $18 million. The Seattle-based company, operators of Stevens Pass Ski Area and Mission Ridge (sold in 2003) ski areas in Washington, made immediate improvements by providing equipment for slope management. It spent the summer of 1999 remodeling Selkirk Lodge (formerly called the Green Gables Lodge), rebuilding and lighting the Terrain Park, installing two new handle lifts, improving local roads, and expanding the beginner ski area. A six-passenger chairlift (Stella) was installed in the summer of 2000 serving the base of Colburn Basin. The lift, housed by a 19th century cable carriage barn complete with steaming boilers and spinning gears, takes visitors back in time as they anticipate their ascent of Schweitzer's summit. Stella greatly improves guest access to more than 150 acres of Schweitzer terrain called The Northwest Territory. More than that, it provides Schweitzer visitors a unique visual and emotional experience. The one-mile ride to the top climbs more than 1,500 feet in just five-and-a-half minutes. Along the way, visitors have plenty of time to take in the striking Idaho scenery. With the addition of Stella, Idaho's only high-speed, 6-passenger chairlift, the resort totaled 2500 acres. Finally, for the 2005-06 season, Schweitzer added a T-bar to Little Blue Mountain, a locals' favorite hike-out. The expansion added 400 acres and five new runs.

In May 2001, construction began on White Pine Lodge, formerly Headquarters Lodge at the resort. The 75,000-square-foot guest lodge, which opened in August 2002, features 50 luxury condominium units, various shops and restaurants, and two floors of underground guest parking.

Harbor made other improvements to Schweitzer's facilities, and resort operations, service and amenities, and on-mountain food and beverage. They renovated the Chimney Rock Grill, a full-service restaurant in the heart of Schweitzer Village, then added the Schweitzer Activity Center, which offers year round mountain activities for younger children, and refuge, a new center for pre-teens and teens, as well as guided tours of Schweitzer's backside, where an estimated 300 inches of powder fall each year.

Schweitzer Mountain Ski Resort Today

A new group of Seattle investors took over the resort in 2006-07 season, bringing the resort to even greater prominence. That year Schweitzer had a record season in attendance and revenue, while worldwide ski resorts suffered from lack of snow and skiers.

Schweitzer's village currently has two lodges: The Selkirk Lodge (owned by Red Lion Hotels) and The White Pine Lodge. There is one day lodge housing Guest Services, a Cafeteria, and a coffee shop. There are numerous condos, both privately owned and available for rent. There is a Chapel with a youth center available for groups that sleeps over 40, and a new restaurant by the chapel called St. Bernard.

On February 15, 2007, Schweitzer announced an ambitious expansion program. Included is a $6 Million lift expansion. This includes replacing the original lift, Chair One, with two lifts: A high speed detachable quad and a fixed grip triple lift. The names of the new lifts are Basin Express and Lakeview Triple. The Basin Express uses the old Chair 7 liftline. Also included is a Lakeview Lodge remodel, increases snowmaking and new grooming capacity, not to mention $2 Million in spending for future expansion to the resort.

So, what had been a small mountain above the ramshackle cabin of an old hermit named 'Schweitzer,' is now a world-class resort just named to the Top 25 Resorts in Ski Magazine. This largest and most highly rated resort in the Inland Northwest has over 2,900 acres, the new Little Blue Ridge run offering almost 2 miles of continuous downhill skiing, and nine different lifts including: a high-speed six-pack; a high-speed quad; four double chairlifts; one handle tow; a new T-Bar, and a new Magic Carpet that will gently whisk beginners up to a gradual learning slope, without ever having to take their feet off the ground. There is no shortage of skiing variety either, with 67 trails, open bowl skiing, and 32 kilometers of cross country ski trails maintained daily.

Plus, present-day Schweitzer offers year-round fun. There are miles of hiking and mountain biking trails, huckleberry picking, and scenic chairlift rides, Frisbee golf, paintball, as well as a variety of concerts and other events, not to mention superb cuisine ranging from gourmet pizza to world-class dining. Schweitzer Mountain Ski Resort has become a year-round destination for locals and visitors alike.

More than that, the one constant that inspires and rules is the awesome lake view, with multiple ranges in the background. Skiing is great, the people are among the world's friendliest, and life is good on Schweitzer Mountain, just above Sandpoint, the Best Small Town in the West, overlooking majestic Lake Pend Oreille.

I Need to Make Money Now - Is That All You Need to Do?

"I need to make money now" If only I could have a dollar every time that is thought or shouted in people's minds over the course of a day. I know it used to be in my thoughts regularly.

Nowadays I think more along the lines of "I need to make my money work for me" Much happier thoughts to be having and I will touch on that later in this article.

Take a look at my headline above "I need to make money now - Is that all you need to do?" I bet your wondering what I mean by asking if that is all you need to do. Yes money is important I would never say anything otherwise. We would all love to make real money working from home which I can show you how to do but first I wish to talk about personal growth.

Personal growth (being ready to accept and handle success - mentally, emotionally and spiritually.

To me I guess it starts with my thinking when I get out of bed in the morning.
I have a choice - Is my day going to be good or bad? YOU have a choice is your day going to be good or bad?

I am hearing you but you don't know my circumstances you say, I have so much going on , I can't make my bills , My health is bad blablabla - In other words by doing this you are sending a message to your brain that YOU can't do it.

To me personally I would never allow myself or anyone else around me to have these thoughts. Taken responsibility for my actions is one of the biggest lessons anyone has to learn - taking ownership.

Starting any business online can have many problems; I know I did to start with. In the past I was a beginner at networking marketing and I had many problems trying to make real money working at home. I could easily have given up with everything I had to deal with, but I chose to take everything that has happened, turn it around and use that as a positive to assist me in the direction I have now taken successfully with my online business. I am not exactly where I want to be in life yet but I am a lot closer than I was before I changed my attitude and banished my thoughts of "I need to make money now".

This is where you have to decide your thinking and attitude. Do you see problems as disasters or learning experiences? Personally I see every problem I have overcome trying to make real money working at home as learning experiences that have shaped me into the person I am today.

Successful people always have a working strategy behind their success.

Let's work a strategy...

Successful people know what they want and they work a strategy to get to the destination

Brainstorm with yourself and record your dreams, aspirations and ambitions

Create reflection periods to go through your strategy each week. Keep a diary/journal for notes & thoughts, keep a recorder for your thoughts and ideas that you can go over when you have time to review and can monitor your progress.

Develop a working strategy for getting where you want to go - be very specific. Write what you want to accomplish during each week. Develop a strategy that is YOU and YOU alone - not someone else's.

Once you have a strategy - the key is to act upon the strategy with enthusiasm! And, in the case of the talk today - live everyday as if it is their last day!

Establish a routine to review your plan on a regular basis - discipline. Whatever time suits your schedule book the time into your schedule and stick to it.

The key to success is when you develop a working strategy is to work the strategy. Most people develop a strategy and then do not provide the effort to work the strategy.

Here are some actions to take this week...

1. Take some time out to feel what you want for your future. Dare to dream about your future. What life do you want? What excitement do you want? What is your life of passion? What would you do today if you knew today was your last day? What person do you want to be? What will your life be like in a year? Five years? Write down your thoughts in your journal.

2. Note 10 key things you see yourself becoming in a year from now? It could be career orientated, family, income, health, relationships, spiritual etc.

3. Write down a list of key points that you need to focus on weekly that will contribute to you becoming the person you want to become in the next 12 months. Put an asteroid next the key points that you are not doing right now. This will then become your objective in aiding your improvement over the next 12 months.

4. List 20 things you are grateful for in your life to this point.

5. Begin to see you as the person you have become in the next 12 months. Act as that person, begin to think as that person and do the things that person does. List your thoughts...

6. Do something nice for someone on a daily basis this week. Write about this in your journal each day.

Now we have looked at personal growth I would quickly like to touch on wealth growth.

Wealth growth is you working for your money. There are many opportunities online to make real money working from home but what really works.

I tried many and failed or they failed me is more how I like to look at it. I have now found an online company that the founder has just been personally invited last week to the white house by US president George Bush to receive the Medal of Distinction for his contributions to business.

1. This company has a proven 2 year track record.

2. You can earn immediately

3. You can start with as little as $10

4. Free advertising to enhance any online business

I could go on however if you wish to find out more please follow the link at end of article.

Now finally I would like to talk about easiest part of my life. I call it making my money work for me (Investments).

My online business allows me to now make real money working at home so I invest my profits into sound investments. I am building my empire something a few years back I never thought possible.

My investments will continue to grow over the next few years as I compound them from vehicle to vehicle. Every monthly check from my online business I invest into current stocks or new ones I have studied. Eventually this will lead to me not having to work for my money in the future - My money will work for me while I am living the life I want for myself and my loved ones.

"Live everyday like it is your last"

Write this saying down and stick it somewhere you will see it a number of times a day. Next time you find yourself thinking "I need to make money now" look at it and think of this article.

I hope after reading this you will take this thought away with you and put it into action.

"If it is possible for you then it is possible for me it is just a matter of how" - it is not "If it is possible for you then it is not possible for me here is my story!"

CRAVE Your Goals! Five Steps to Attract What You Desire and Deserve

We all have work and personal goals that we're trying to achieve. It may be getting that promotion, attracting ideal clients and customers, losing 20 pounds or becoming debt free. When we truly commit to our goals and crave them with our heart and soul, we engage the energy of the universe and receive what we need to make our dreams come true. This is known as the Law of Attraction. Commit to follow these five CRAVE steps to attract what you desire and deserve.

1) Clean Out the Clutter.
Clutter distracts and confuses us and drains our energy. It often keeps us from doing what's most important and gets in the way of our goals. There's a universal law that states: The universe abhors a vacuum. So, when we clear away the physical clutter, as well as the emotional and technical clutter, we make room for the universe to fill it with what serves our highest good. Commit to begin cleaning out the clutter today.

2) Raise Your Vibrations.
The universal law states: Energy attracts like energy. We are all energy beings and we all vibrate at different levels at different times. Vibration is just another word for feelings and emotions. When we vibrate at a high level, it is governed by love and trust and peace and is positive and constructive. We will attract people and circumstances that vibrate at that same level. Conversely, when we are consumed by fear and worry, we will vibrate at a low, negative level and we will attract people and circumstances that vibrate at that low level.

To increase and maintain a high vibration, commit to love and nurture yourself. Eat healthy, exercise, enjoy a hobby, play, sing, laugh, forgive, limit your time watching TV news, seek out positive people, practice random and not-so-random acts of kindness, give thanks, spend time in nature and smile more often. Commit to make your own list and schedule these activities into your day until they become habits. Form a "High Vibration" club with your coworkers and friends so you can have fun supporting each other.

3) Affirm Success.
Affirmations are powerful statements to remind us what we know to be true, despite what others may say or when our own ego plants that seed of doubt. The most effective affirmations are short, positive and in the present.

Here are a few examples. If you want to be chosen for a supervisory position, your affirmation should include the qualities you possess that would serve you in that role. You might affirm: "I am a dynamic, empowering leader." If you tend to wake up each morning wondering how you'll ever get through your burgeoning to-do list, you might affirm: "I have more than enough time and energy to accomplish all my goals." If you are struggling with direction and finding the right resources to get the job done, you might affirm: "I am open to receive guidance and support." Commit to write down your affirmations and post them prominently-on your bathroom mirror, on the dashboard of your car and at your desk. Say them out loud throughout the day.

4) Visualize.
Every top athlete has harnessed the power of visualization. The runner sees herself breaking through the tape at the end of the race and the golfer sees the hole in one. What can you visualize? Perhaps it's making a persuasive presentation that motivates your audience to take action. Or, you might visualize working in a clean, organized office.

It takes more than just seeing to get the results. Visualization is a three-step, repetitive process. To give it the power you need to succeed, you must engage all your senses. What do you hear, smell, touch and taste? And, you must infuse it with the positive emotions you would feel if this were a reality-like happiness, pride and maybe even relief. Commit to seeing your goals as "real" and they soon will be.

5) Express Thanks.
What you focus on expands. It's a universal law. That's why it's so important to cultivate an attitude of gratitude. Commit to write in a gratitude journal a few nights a week, listing all the things you're thankful for at work-a great boss, doing what you love-and adding at least one unique entry each time-I spoke with everyone I called today or I completed that major project ahead of schedule. That programs you to become more aware of what's going right. Take the time to express your sincere appreciation to others with a phone call or a hand-written note. As it relates to your work and personal goals, give thanks in anticipation of your accomplishments.

By committing to CRAVE your goals, you will enhance your journey and accelerate your success.

Easy ways to make money is to start an online business and these systems will work for you whether you're 18 or 118, a man or a woman, white, black, yellow, red, blue, green or orange, university grad or high school drop out, CEO or unemployed. If You Are A Living, Breathing Semi-Conscious Person, you can make money on the internet.First you may look into internet marketing classes or you can follow in someone else's footsteps The biggest thing that's going to hit you is how easy it is to actually make money.Find someone who knows what they're talking about who can explain things in terms that a 9 year old can understand no offense in all but it has to be easy to follow or you wont apply it just because it may stress you out since this is a new arena that you are stepping into and its completely ok to feel that way I sure did.

Once I started following in and joining groups and found a mentor to follow in his footsteps...Even if you don't have a single penny to spend on advertising, you can still start earning money online?right now. I was skeptical at first!

If you applied the exact strategies learned from your mentor or mentor's it's like following a recipe. If the recipe says add flour, you add flour. It's as simple as that.

Internet business opportunities are becoming one of the best ways in 2009 to be financially free because of an internet based business.

Make Money With Article Marketing

It's a common knowledge that the best way to make money online is to drive quality traffic (people who are most likely to buy from you) to your website. You can do this by distributing quality, keyword-focused articles to several directories and articles submission sites.

Here's how you can make money with article marketing:

1. Go with interesting and profitable topics. You can get more people to take a second look at your articles if you write about something that they will find interesting. Write about your products and services and latest news about your chosen niche. You can also talk about the problems of your potential clients, their most frequent questions, or offer some tips and techniques on how they can excel in their chosen careers.

2. Deliver only quality articles. Your copies will not help you convert your readers to potential clients if they are not of high quality. Ensure that you can impress these people through your content by making it informative, easy to understand, well-written, useful, and relevant to the lives of your readers.

3. Keep it short and simple. There is no need to write 1,000-word articles as you are serving people who are always in a hurry. Give these people the information they need ASAP by limiting your article word count to 500. Also, ensure that you make your articles easy to understand by using simple terms as much as possible. No big, fancy words, jargons, and fillers.

4. Volume is the key. You can easily augment your online earnings if you can drive more traffic to your website. This can be achieved by boosting the number of your articles. Strive to produce at least 5-10 articles per day and submit them to all leading article submission sites and directories.

5. Use keywords. This is something that you cannot afford to ignore. It will be a lot easier for you to connect with your potential clients if you can make your articles highly visible online. That can happen if you use keywords and relevant key phrases all throughout your content. Of course, you will need to follow the appropriate keyword density which is 3% of your total word count.

6. Use a killer resource box. Ensure that your resource box will help you move your readers to give your site a visit. Tell these people ahead of time what benefits or what kind of information awaits them. To boost your clickthrough rate, it would help if you can throw away freebies like short reports and ebooks.

How to Make Money With Google AdSense Templates?

People develop websites for various reasons. The website may be a personal website or an affiliate website or a sales page website or a website dedicated to provide information for users and so on. Most websites in the internet are developed for making money. Affiliates develop websites to sell their products.

All webmasters will love their websites when they make some residual income out of the websites. Google AdSense is a way of monetizing the website in order to generate a residual income. The income generated by Google AdSense is a passive income. With AdSense you will be paid if the visitors click on the ads placed by Google in your website. Only text based ads are placed by Google so you need not worry about the loading time for your website.

The revenue generated by Google AdSense is perfectly legal. The sellers are often searching places for marketing their products. They submit their ads to Google and Google places these ads in your website if your website has the same theme as the ads. The advertisers will pay Google and Google pays you. You may be paid when the visitor just views or clicks. The amount of money you will be paid depends on the keywords of your website and the number of visitors who click on the links in your website.

Since AdSense generates residual income, it is a god's gift for webmasters. They will be getting money endlessly for their effort of creating a content rich website. Placing AdSense ads in your website is simple. You need to follow the following steps to do so.

1. Create a content rich website and apply for Google AdSense and wait for a few days.
2. Google will approve your website based on the quality of your website. You will be then provided with an AdSense account. When you login to AdSense you will be given a JavaScript code to place in your website.
3. Place this code in any or all pages in your website and bravo you will have Google ads in your website under the name ads by Google.
4. When your website visitor clicks or views these ads you will be paid. Google accumulated your earnings and sends you a cheque when your earnings reach a minimum of 100$

There are some dos and don'ts to follow to get endless earnings out of AdSense. Google has a privacy policy and if your website is found to deviate from the policy, Google will deactivate your account and your earnings will be lost. You should be a gentle webmaster to earn out of Google.

You have to check your website status often. If you find any suspicious activity or any computer generated clicks in your website, then you must report to Google. You can advertise your website wherever you want to attract visitors but you must not spam anybody.

Google disallows webmasters to click on their own ads. Google will track the ip address and geographic locations of the incoming clicks. If you accidentally click on your own ads you can inform Google so that your AdSense account will remain active. You can also disable ads for your ip address so that you can avoid accidental clicks.

Google has various pre designed templates for their ads. You are not allowed to change the code for displaying ads. You can match the color theme of the Google ads to match the color of your website to make the visitor feel that they are actually links in your website.

To get relevant ads you need to have a content rich website. When you provide useful information for the visitor there is a high chance that he will navigate through your website clicking on links for getting more information. If he clicks Google then it means money to you. Be gentle and genuine and you are sure to get a descent revenue using Google AdSense.

Ways to Make Money

What are the best ways to make money?

If you answered, a job, then you have been brainwashed like most Americans into believe that working for a company is the best way to make money. It is absolutely NOT one of the best ways to make money. Why not?

Most jobs have the following problems:

1. The time trap. You are trading your time for money. Even if you are a salaried employee, you are accepting a salary for a set number of hours that you will work each week. If you dont work, you dont get paid. Most companies want you to work the most amount of time for the least money and you want to work the least amount of time for the most money. The job game is a lose-lose game.

2. No passive income. If you stop working for any period of time, you stop receiving paychecks. Your money doesnt work for you.

3. No intellectual capital. If you are an employee, your company owns your intellectual capital. Its like your company owns your brain. You cannot sell or share your ideas and earn money.

4. No control. You have no control over your work life and therefore your life. You cannot choose where you work, when you work, or who you work with. Most companies require a lot of face time. Even if you could get your work done in 4 hours each day, you usually need to spend 8-10 hours onsite to prove that you are a loyal employee. You have no control over most of the decisions that are being made at your company. Bad decisions made by others could put your company out of business and then you get downsized or rightsized or simply laid-off.

5. No leverage. Entertainers and professional athletes make lots and lots of money because they have leverage. Millions of people watch them. They can make one movie or play one game a week and make buckets of money because they are reaching a huge audience with a few hours of their time. In a job, your efforts reach a limited audience. You cannot give a speech to your department and record it and then turn it into a teleclass that you sell over and over again on your website. You have no leverage.

So, what are some better ways to make money without going to a job?

1. Start a business. Yes, lots of businesses fail. But small businesses are the engine of growth in this country. It took Bill Gates 10 years to become a billionaire with Microsoft. It took Michael Dell 5 years to become a billionaire with Dell. What you need is a solid plan and then the courage to execute the plan and the discipline to market your products or services consistently. There has never been a better time to get rich by starting a company. What are your goals? When do you want to achieve those goals?

If you want to start a business quickly and dont have the necessary business fundamentals or want a pre-designed, proven system, then look into joining a network marketing company. If you can find a product you love, a company with a proven marketing system and a management with integrity, you can develop a great passive income stream.

Do your own research and see if it makes sense for you to start your company from ground zero or join a network marketing company. There are lots of good network marketing companies to choose from. (There are also lots that arent such good bets.)

2. Real Estate. Isnt this risky? There are no risky real estate investments, only risky investors. You can minimize risk through education and experience.

Dont you need money to get into real estate investing? For most commercial real estate deals, yes. But you can succeed with no-money down investing in the residential arena. In fact, it may be better to start out investing with no money of your own because you will only do great deals. You will not waste any of your money chasing marginal deals.

Land is in limited supply, especially near the oceans. Land will almost always increase in value. There may be some small corrections in the short term, but if you invest in the right areas, chances are they will appreciate. Plus, you can learn to make money in up and down markets.

3. Investing in other companies. Many people put their money in a mutual fund or index fun and are happy with 5-10% appreciation each year. But, there are other ways to invest. Investigate individual stocks. What products and services do you love so much that you tell other people about them? Remember, you make a profit when you buy not when you sell. It is impossible to know what the future holds. Do your homework. Find stocks that are bargains today.

4. Selling your intellectual capital. Another good way to make money is to develop products and services around your ideas. These could include books, tapes and CDs, workshops, videos, etc. This is a great way to create passive income streams.

My purpose here is not to give you a roadmap for becoming a CEO or a successful investor but to open your mind to the possibilities. There are so many great opportunities. If you are staying in a job that you hate because you think it is the best way to make money, then, think again.

Make Real Money Online?

A Cautionary Word about "Getting Paid for Taking Part in Trial Offer" Programs. Scammers get scammed folks. That is the theme of this little entry.

You have probably seen a number of those make real money online quick and easy programs where you can sign up for a trial offer at a "get paid to take surveys site" and get paid for the trial offer. They may look inviting but it is well advised to stay away from them for a number of reasons.

The way these "trial offer" schemes work is that the website hosting the affiliate banner receives a commission when you sign up. These websites then split the commission with you. You then cancel your free trial offer, as you had no intention of becoming a subscriber in the first place. If you buy a trial subscription to a monthly mail order vitamin program, all you lose is the shipping and handling it took to mail the product. Hey, if it is an online service such as a subscription to a dating site then you are earning a huge profit. Sounds like a good deal, right? Well, maybe. But it definitely is unethical.

Let's ask an important question: if you were running an online business that involved a subscription service how would you feel if you advertisers and customers were colluding to defraud you? You probably would feel a little more than annoyed. You might even take steps to scam the scammers. This brings us to our next point which is not always that easy to make real money online.

Notice that extra $40 charge on your credit card? Guess where it came from? Somewhere on that website in tiny fine print is the part you should have read before signing up for a trial offer. There may have been a part about a mandatory one-month membership after the trial offer that costs $40. So, your trial offer allows you to cancel the one-year subscription after only paying for one month. Yep, you will get stiffed for $40 when you thought you wouldn't even get charged.

Yes, many of these trail offer providers have gotten real tired of being ripped off. Those little extra charges are their insurance policy. Don't get caught up in this type of mess. Stay away from those "Get paid to..." sites. They are nothing but trouble when it's easy to make real money online.

Make Money During a Recession - Get Started Today

Times are tough out there, there's no doubt about it. The economy is in bad shape, businesses are laying people off, the Dow is bouncing around like a dead basketball. It's a scary time for those of us who depend on our jobs to make a living.

But here's some good news: did you know that more successful businesses are launched in times of economic downturn, then in any other economic climate. Today, thanks to the Internet, getting a business up and running is easier and cheaper than ever before.

One of my favorite ways to make money on the Internet is by publishing a niche website. With a website like this, I'll build a content site around a very focused subject or topic. The topic could be anything from saltwater fish tanks to golf instruction. Basically something that I'm interested in, that I can learn about and write interesting content about.

In the course of creating content for this niche site, I'll no doubt come across various products and services that are related to this niche. I'll then investigate each of these products, looking for affiliate programs for them. The products that offer affiliate programs (and virtually every product does) will become my "inventory" for my website.

So How Do You Make Money With The Niche Website?

One of the best ways to promote affiliate products on any website, is to provide reviews of the products. A product review should be informative and should contain insights (both negative and positive) that the visitor just can't get elsewhere on the web. In other words, you should have firsthand knowledge of the products that you're trying to promote. You see, if you put time into building a quality website with good unique content, your visitors will look to you as an expert in the niche. They'll trust you and will want to use the products that you recommend because of this trust.

Recession - What Recession?

The great thing about web marketing is that it has a very low-cost entry point. There are ways to establish a Web presence and to start making money, without spending a dime, your only cost being the amount of time you put in. You could literally start your niche website right now and be live an hour later. I recommend you get started immediately while you're still working that way, should you lose your job, you'll already have an established web presence that you can leverage.

Constructing Your Self Storage Steel Building From the Ground Up

Have you considered getting into self storage, but are unsure of where to start? Maybe you've done some research on the industry and while you're convinced you could make a self storage steel building profitable, you're not entirely sure where to build, or who to get to help you build it.

Like any other business, self storage requires a lot of research upfront before you can decide if it's right for you.

Step 1: Should you build a self storage steel building? If so, where?

It would benefit you to hire an expert to help you assess if you should build a self storage building, and if so, where. If you've already got a location in mind, an expert can help you find out what to build and what to charge. This also known as the "feasibility" phase, where you analyze everything about the project: the true start-up costs, the anticipated income, the market, potential locations for construction, demographics, proximity of competition, what customers are likely to pay, and what kind of self storage will appeal to them most, just to name a few.

You'll also have to take into consideration city fees, county fee, state fees, jurisdictional fees and other miscellaneous fees that you may have to spend before you can even begin construction. That's not counting what you'll have to pay for the land, site work (tying in to existing sewer, water, electric and gas lines, importing and exporting fill, soil conditions, rock excavation, etc.), design and construction.

This phase can give you a good idea of the bare minimum you'll be spending to get your self storage steel buildings up and running. If you and the expert determine that the anticipated income for your self storage building will be worth the start-up costs, then you'll be ready to move on to the design phase.

Step 2: Designing how your self storage steel building will look

Design isn't just about drawing a square on a piece of paper and marking off where2238 the self storage units will be. Though you've probably already determined the best mix of unit type and size during the initial phase, now you need the architect to put it all in a design plan. Design plans include the actual site plan as well as landscape design, civil engineering, architectural engineering, MEPs (e.g., electrical and plumbing drawings) and structural engineering.

Each plan usually requires a specialist to design it. For example, a civil engineer has to handle the civil engineering design plan because he would be familiar with policies and restrictions on land use. This is the guy who is responsible for watershed, zoning and placing utilities, to name a few.

Step 3: Constructing your building

Once you've completed the design phase, it's time to move on to the construction phase. This is typically where a general contractor comes in. A general contractor will be responsible for coordinating the construction and providing quality control. The contractor may provide labor and materials, or he may hire subcontractors. He's also responsible for establishing a timeline of the construction.

You should be particularly careful when choosing a general contractor or construction crew for your self storage steel building. You want to make sure that you get somebody that carries insurance and has extensive experience in erecting self storage steel buildings. They should also be professional, which means that they sweep out the units and clean up once the job's done.

There's a lot that goes into constructing your self storage steel and metal buildings, but the cost of time and money can be well worth it in the long run. Self storage has been the fastest-growing area of commercial real estate in the U.S. for the past 30 years, and only 10 percent of U.S. households use self storage. That's 9 out of 10 households that still don't use it, and if you get in on the game, some of them could be your future customers.

Essential Keys to Stay Motivated in Business

What are the three keys to self-improvement and motivation in Business?

1) INSPIRATION
You need inspiration to keep you motivated and intent on improving yourself. If you are not as interested in your business as you should be, your motivation level will be lower than it can be and you will not be able to sustain interest for long periods.

Take an honest look at your inspiration level. Are you excited about going to work or is it an obligation? Many people choose to go into a business because on paper, it looks profitable, but when they actually go into it, they find it does not interest them.

If you are one of these people, you will grow weary and uninterested quickly because you have no inspiration or passion to sustain you during the difficult times you will encounter as a small business owner.

If you do not like your work, not to worry. There are probably ways that you can re-focus your small business to match your interests and thus develop a passion in it, which will help you stay inspired. Think of ways to do this, and if you truly can not, consider making a clean break and starting something new. You might be able to sell it if it is reasonably well established and could turn a profit for someone who is interested in it, so you might be able to recoup some of your investment this way. But do not try to stay with it if you just have no interest and can not turn it into s5B4omething you can be passionate about, because without inspiration, you will not be motivated to even try self-improvement.

2) SET GOALS
Short and long-term goal setting is vital for any business owner. If you do not set goals, you have no definite purpose and no clear path to take. It is impossible to be motivated if you are not sure about the direction your company is taking.

Take the time to put your goals in writing. A business plan may sound daunting, but it is really nothing more than putting goals, strategies, implementation plans, and a budget in writing. Write your own business plan and update it at least annually.

Include mini-goals that can be accomplished in a matter of hours, days, or weeks. Include more ambitious grand-goals that may take years to complete. Refer to this plan throughout the year.

Can a business plan really help motivate you? Of course! Written goals will make you feel more professional and certainly more connected to your business. It will also free you from having to reinvent your business goals every single day.

3) NETWORKING
Another key factor in getting and staying motivated is to network with other small business owners and collaborate with those who have expertise you do not. You can not possibly know all the information you need to understand every facet of your business, at least not at first. Use expertise of others to build on your own. You will conquer chal5B4lenges you could not have alone, and you will likely help others do the same.

Networking also helps offset the solitary working conditions many entrepreneurs face as well. In fact, working alone can be one of most difficult parts of being an entrepreneur. You can never truly succeed without the help of others, and you will need to return the favor and offer your own assistance, too. Mutual support is motivating.

Make life easier by connecting with others either within your community or online. Even when businesses are not related, you will often find common ground and ways to work together.

Many successful entrepreneurs report that finding the right networking group was a turning point in the growth of their business. When a networking group works together, it can help its members generate more qualified sales leads, for instance, and solve problems faster and more efficiently.

Sharing ideas, expertise, and experience is also an invaluable aspect of motivation and self-improvement. Your own personal team of business owners will help re-energize you when the burdens of running your own business seem too much.

And with your networking team to rely on, you can accomplish more in less time and probably have more fun in the process!

Mentors -- 5 Strategies to Choosing a Mentor for Motivation, Inspiration and Success

Mentors aren't just for students considered at-risk -- or for entrepreneurs at risk of failure. In fact, a quality mentoring relationship is valuable to any student, whether the student is engaged in academics, a new business or wants to focus on the business of a meaningful life. Mentors can help students of all types set goals and visualize them, and provide inspiration and guidance. Mentors can also help students recognize setbacks, overcome them, and give laurels for mastery and achievement.

Mentors can also ease the uncertainty of transition -- a phase of most new learning endeavors, whether it's going back to school, learning a new trade or developing new personal talents and disciplines. And since most new endeavors mean new people, projects, practices and new goals--even a new lifestyle--it's easy to feel overwhelmed, especially when attempting to go it alone. With the support and companionship of a mentor, transitions are smoother. Likewise, endeavors become more certain.

School, along with independent business 16D0and learning ventures, usually provide a set structure of goals, procedures, best practices and even deadlines. Nevertheless, without inspiration, motivation and guidance, a student's goals can go unrealized. Too often, the student is clueless as to why. A meaningful relationship with a mentor can change that, and optimize options and opportunities for academic, business and personal growth -- self help for real success.

Choosing a Mentor

Consider the Chinese proverb: 'When the student is ready, the teacher shall appear.' So it just makes sense that the student must first know what she is looking for in a mentor. Making the right decision is key to realizing inspiration, support and guidance from a mentor and the mentoring relationship. That's where visualization comes into play.

Visualization may sound odd, but it's something people do all the time. Whether delivering a virtual valedictorian address to a graduating class, crossing the end zone before an uproarious crowd or scoring high on an important mid-term or job interview, our minds are constantly at work, playing out our aspirations. We visualize our test grades, the types of clients that will grow our careers and businesses in the direction we foresee. Likewise, we visualize our companions and friends -- the people who share our values and goals. Visualization is a powerful determiner of success, so visualize the mentor you envision -- and visualize a perfect fit!

Once you visualize a mentoring genie, consider what influences, values and attributes they'll have that will be important to your goals.

According to the self-help program LifeManual, a "Proven Formula to Create the Life You Desire," mentors play a crucial role in helping people reach their goals. "The job of a mentor is to befriend, challenge, guide and applaud -- providing affirmation in times of success and inspiration when success seems far away," says Peter H. Thomas, LifeManual founder.

"The best goals are aligned with one's personal values, and the best mentor is someone who shares these values," Thomas adds. And it helps if the mentor has completed goals similar to the student's. Consequently, the mentor becomes a role model personified -- a guide with wisdom, firsthand knowledge and expertise.

So how does a student go about choosing a mentor? LifeManual offers five strategies that prove to have a positive impact on the most meaningful mentor-mentee relationship:

1. Personal is Paramount: Respect is in the eye of the student. And respect is personal. Don't rely on other people's opinions of an individual's importance or worth. Choose a mentor whose life path, accomplishments and way of relating to people personally inspires you and motivates you. Choose a mentor that you respect because the mentor respects the goals you envision and the values you honor.

2. Older is Better: Ideally, a mentor should be at least 15 years older than the student. This age difference helps assure that the mentor will have already tackled and achieved goals that are parallel to the student's. The student will benefit from the mentor's wisdom and experience, especially when it comes to setting goals and developing action steps. In all likelihood, an older mentor will furthermore have no interest in unhealthy mentor-mentee competition.

3. Trust is a Treasure: In origin, the word trust means faithful. A faithful, trusted mentor means you can rely on his or her character, ability, truth and strength. You can talk candidly to a trusted mentor and they'll share their candid perspectives and truths with you. They provide affirmation rather than belittling your ambitions. They provide guidance rather than delighting in your challenges and setbacks. And the most faithful trustworthy mentors are usually willing to share their networks with you. Because a faithful, trustworthy mentor has this kind of courage, too.

4. Confirm the Commitment: A mentoring relationship will only work if the mentor actually has a desire to commit to you, and the time to spend with you, even if only for a few hours a month. Likewise, realize that you're also committing to the mentor, and the compensation he or she will prize is your equal commitment, too.

5. Multiple Mentors May Maximize Results: For most students, a one-size-fits-all mentor is improbable. Someone who provides inspiration in academics probably won't be the best person to guide you in the field of athletics. Or, a mentor who has excelled in business or as an entrepreneur may not be the best choice for mentoring your goals as a parent. Choosing two or even three mentors can be a very wise move. More than five will probably hinder progress and success, and make it more difficult to honor your commitment as a 'student.'

Real Help For Out Of Control Anger

It is very easy to get angry, with the way the world is today. Most people have stress levels off the charts due to family, work, social problems, and worst of all, financial and debt issues. With everything that is on your plate, it's no wonder that most days you feel like screaming and ranting until things finally start to make sense. So, what can be done to soothe your raging spirit and bring calm to your life when everything feels so out of your control? Anger management is a collection of techniques and methods that are designed to help you learn to better control your anger and feel more at peace with the world around you. The following four anger management methods will give you the information you need to help you decide how and where to get help.

Relaxation Therapy Since stress and the feelings of pressure are often the leading reasons for uncontrollable anger. The best way to curb this type of anger is through relaxation therapy. Relaxation helps reduce stress levels and allows you to better control your anger. One of the most common relaxation technique is meditation. Meditation is focused breathing often accompanied by a specific and meaningful word or phrase repeated under your breath. This word or phrase is also called a Mantra and frequently represents something important to your life.

Aromatherapy has more recently become a favorite way for people to relax and relieve stress. By adding a scent to your bathwater, floating to candlelight and maybe reading a good book or listening to soothing music, you will be able to feel your tension 5B4melt away.

Many people also find exercise, particular yoga, to be relaxing in a meditative way. Not only does yoga relieve stress, it also helps you get into shape. I know looking good improves my attitude!

Support Groups When your stress levels are high and your anger is out of control, you can feel lonely, scared and isolated. As if you are the most horrible person in the world and the only one who can't handle your anger. Joining a support group can show you that there are many, many people who struggle with the same anger problems that you do. If you are shy or just prefer not seeking out a support group in the "real world", the Internet offers assistance through forums and chat rooms. On the Internet you can enjoy the feeling of belonging that you need while still getting the feeling of anonymity that you want.

Self-Help Books Maybe you are the type of person who learns best through reading. Self-help books for anger management can discuss many different ways to analyze your problem with anger and get to the root of your issues. Some of the other methods discussed in this article will be discussed in more thorough detail and other methods will be introduced. Many anger management self-help books were written by medical professionals (mostly psychologists) and can effectively help you cope with your out of control anger.

It is important to note that it is net recommended to552 only use self-help books to treat anger. Reading a book can only help so much and should be combined with other methods for treating anger management.

Therapy If you feel that your anger is seriously out of control and you may be a danger to yourself or others in a fit of rage, you should enlist the help of a professional mental health counselor. A counselor will talk with you about your anger, try to determine the root, and introduce you to the most effective techniques in controlling anger. Therapy isn't only a last resort for anger management; it is a good option for people who have only mild anger problems too. Anyone who believes they could benefit from talking to a professional about their anger should go ahead and schedule an appointment without fearing judgment.

Bud is a cancer survivor who lives in Denver with his wife Cathy. He is a retired rugby player and an avid cyclist. He likes movies, live theatre and crime fiction.

Tyler: Welcome, Bud. I'm glad you could join me today. We all want to know how to be successful. To start out will you tell us what made you feel the need to write "Straight Talk for Success"?

Bud: Thanks Tyler. I appreciate you taking the time to speak with me today. As you know, I've been in business as a consultant and speaker since 1988. About five years ago, many of my clients began asking me to help them out by coaching some of their senior executives and high potential employees.

As I began my coaching work, I decided that I needed to put together a model of career and life success. I wanted to identify the characteristi5B4cs that all successful people have in common. After about a year of research-on line, reading every success book I could find, and interviewing successful people-I came up with my five point model of success. This model says that successful people have five things in common.

Successful people are self confident.
Successful people have positive personal impact.
Successful people are outstanding performers.
Successful people are great communicators.
Successful people are interpersonally competent.
My coaching clients told me that they found this common sense model to be very helpful.
Several suggested that I should turn it into a book. So I did.

Tyler: Who do you think will most benefit from and enjoy reading your book?

Bud: There are three main audiences for this book. The primary audience is young people, 20 to 30 years old, just beginning their careers. The second audience is people who have just received their first promotion and are beginning to advance in their life and careers. The third audience is people who are feeling stuck in their careers and who are looking for some advice on how to get it moving forward again.

In short, anyone who is interested in becoming more successful in their life and career can benefit from the ideas in "Straight Talk for Success."

Tyler: Bud, how will the book help people who feel stuck in their careers, or who are having difficulties B68at work?

Bud: Well Tyler, I've learned that the biggest mistake people make when it comes to career and life success is thinking that good performance is enough to guarantee success. Outstanding performance is important, sure. It's at the heart of the model. However, I have found that the people who become truly successful are more than good performers.

People who read "Straight Talk" will learn how to put the other four key success factors-self confidence, positive personal impact, communication skills and interpersonal competence-into play to build a great life and career.

Tyler: What do you define as success?

Bud: My definition of success is two part. First success means being happy with yourself, your life and career. Second, success means doing something-no matter how small-to make the world a better place.

Tyler: Bud, will you tell us a little bit about how the book is organized. Is there a specific path you outline to help a person reach success?

Bud: Tyler, as you might have guessed the book is organized into five main sections:

Self Confidence
Positive Personal Impact
Outstanding Performance
Communication Skills
Interpersonal Competence
Each section has three chapters.

The self confidence chapters focus on: 1) Becoming optimistic, 2) Facing your fears, and 3) Surrounding yourself with positive people.

The positive personal impact chapters focus on: 1) Developing and nurturing your personal brand, 2) Being impeccable in your presentation of self, and 3) Knowing and using the basic rules of etiquette.

The outstanding performance chapters focus on: 1) Becoming a lifelong learner, 2) Setting and achieving high goals, and 3) Getting organized for success.

The communication skills chapters focus on: 1) Becoming an excellent conversationalist, 2) Developing your writing skills, and 3) Becoming an outstanding presenter.

The interpersonal competence chapters focus on: 1) Becoming self aware, 2) Building long lasting, mutually beneficial relationships with the people in your life, and 3) Learning how to resolve conflict positively.

Tyler: Bud, one of the aspects of success you focus on is that a person must have good communication skills. How can a person develop these skills?

Bud: As I mentioned, there are three types of communication skills important for career and life success: conversation skills, writing skills and presentation skills.

Here's some simple, common sense advice on each of them. Questions are the main secret to conversation skills. If you ask other people questions, you will become known as a great conversationalist. Writing is easy. Use the active voice, small words, and simple sentences and you'll become a clear concise writer. Practice is the key to making dynamic presentations. The more you practice, the better your talks wiB68ll be.

Tyler: You also talk about self-confidence. How does one go from feeling fear, for example, of public speaking, to being self-confident?

Bud: My suggestions for dealing with fear are also simple and common sense. To best your fears you need to do four things. 1) Identify it. 2) Admit it. 3) Accept it. 4) Confront it and take action.

So, to use your example, if you're afraid of public speaking, making as many presentations as you can is the best thing you can do to overcome this fear.

Tyler: What about interpersonal competence? How do you define it, and how does one master it to become successful?

Bud: Interpersonally competent people excel at three things. First, they are self aware. They understand themselves. They use this self understanding to understand better the people in their lives. By understanding how others are similar or different from them, interpersonally competent people are able better to alter their communication styles. This helps them relate well to all sorts of people.

Second, interpersonally competent people are good at building strong, mutually beneficial relationships with the people in their lives. They do this by using their conversation skills, and by being willing to help others with no expectation of anything in return. This giving mentality allows them to make regular deposits into the emotional bank accounts they have with others. When you make regular deposits, you have enough emotional capital to make the occasional withdrawal.

Finally, interpersonally competent people resolve conflict in a positive manner. They do this by identifying the points where they agree with someone with whom they are in conflict. They use these points of agreement-no matter how trivial to build a solution that is acceptable to both parties.

Tyler: How would your advice for achieving success differ if for example, you had a male college student who views success as being a well known brain surgeon, versus a senior citizen woman who views success as staying physically active?

Bud: Not much. I believe that career and life success are a function of the five factors I've mentioned several times as we've chatted: self confidence, positive personal impact, outstanding performance, communication skills and interpersonal competence.

Successful brain surgeons need all of these, just like my mother-who is a senior citizen, suffering from COPD - that's Chronic obstructive Pulmonary Disease, what they used to call Emphysema.

Tyler:"Straight Talk for Success" contains many stories as examples. Would you share one of these stories with us?

Bud: I love stories because they make the points I want to make in the book come alive. Here's a favorite because it is about a time that my self confidence helped me succeed against some pretty tough competition.

Mark Twain once said, "All you need in th5B4is life is ignorance and confidence, then success is sure." I love this quote. To me, it says you'll be amazed by how much you can accomplish (success) if you don't know (ignorance) how hard it is to accomplish it. If you don't know that it's hard or impossible to do something, you are more likely to be able to do it.

Here's an example from my life. When I was a junior in high school, the local paper sponsored a writing contest. The winners got to spend two weeks at Kent State University during the summer participating in a seminar sponsored by the High School Press Institute. Only two students from all of the high schools in our county would win the contest. I decided I was going to win-because winning was the only way I was going to get to go to the seminar.

Funny thing is, I thought that two students from each school in the county were going to be selected. In other words, I was ignorant about the difficulty of winning. I was sure that I was one of the two best writers in my high school; I was sure to win if I wrote the best essay I possibly could. I wrote a kick-ass essay, sent it in, and waited to hear that I had won.

Which I did. However, I was shocked when I realized I was one of two kids from the whole county-not just my school-to win. It was just like Mark Twain said. All I needed was ignorance and confidence. I was ignorant of the difficulty of the competition-we had about 25 high schools in our county. It wa5B4s 25 times more difficult to win than I thought. And I was confident. I knew the competition in my school, and I was pretty sure that if I wrote my best essay, it would be better than the essays of the other kids (I knew this because I was editor of the yearbook and newspaper and regularly edited their writing). My ignorance allowed my confidence to flourish, and I wrote well. Had I known that I was in a county-wide competition, I might have been more tentative in my writing, and I might not have won.

The common sense point here? When you are faced with a challenge, focus on your skills and talents, not how difficult it is-and you'll be likely to succeed.

"Straight Talk" is filled with these types of stories.

Tyler: Bud, would you say success also depends on listening to yourself and not other people? If people had started to tell you that you had a slim or no chance of winning, would that have stopped you?

Bud: Success absolutely depends on listening to yourself. That's why self confidence is the first point in the model. All successful people are self confident. They believe in themselves - even when others tell them that they can't be successful.

The 2008 Super Bowl is a good example. If the Giants had listened to all of the experts, they wouldn't have even made the trip to Arizona. They would have just conceded the championship to the Patriots. But they believed in themselves, and ended up winning theB64 game in one of the biggest upsets in Super Bowl history.

Tyler: I mentioned earlier that you've written several other books in your career. Will you tell us a little about them?

Bud: All of the other books I've written have been in the leadership arena. I'll give you a quick list of the titles here:

4 Secrets of High Performing Organizations
Supervisory Leadership
Using Values to Turn Vision Into Reality
Leading With Values
Fixing Performance Problems
Solving Performance Problems
I've also written an e book called "Star Power: Common Sense Ideas for Career and Life Success". It was sort of a rough draft of "Straight Talk."

Besides that, I've contributed chapters to several books:

Conversations on Success
One Great Idea
The Handbook of Business Strategy
180 Ways to Walk the Customer Service Talk
Tyler: Besides writing books, Bud, you teach success through coaching. Will you tell us a little bit about that work?

Bud: I began my career as a trainer. From there I moved into consulting and speaking. Speaking is a lot like training. You just have less time to make your point. Most of my talks last 45 minutes to an hour. Most training courses are usually a full day at a minimum. My coaching is done one on one. My typical coaching engagements last six months. During that time, I usually meet face to face with the person I am coaching three or four times. I speak with him or her via the phone every week, and I am available by email to answer questions as we go forward.

As I mentioned before, the five points in "Straight Talk for Success" are the starting point for my coaching. I begin by assessing how well my coaching client is doing in each of these five areas. Then, we jointly develop objectives for the coaching and a plan to make sure we meet those objectives.

Tyler: Bud, do you plan to write any more books?

Bud: Sure. I'm planning a follow up to "Straight Talk for Success." I'm thinking about calling it "More Straight Talk for Success." I've been interviewing thought leaders in the self confidence, personal impact, high performance, communication and interpersonal competence fields. My plan is to make the new book a compilation of the best thoughts of the best people in these fields.

Tyler: Bud, you've obviously been extremely successful yourself. To what do you attribute your own success, and what put you on the right path through life?

Bud: My parents gave me a great start in life. Their greatest gift to me was a strong work ethic. Also, I've been blessed with a good mind and a love of learning. However, most importantly, I attribute my success to my self confidence, positive personal impact, outstanding performance, communication skills and interpersonal competence.

Tyler: Bud, how did you get to be called The Common Sense Guy?5B8

Bud: As you know, Tyler, a strong personal brand is an important element of the second success factor, positive personal impact. Several years ago, I decided to create a personal brand. I began by asking people close to me-friends and clients-what came to mind when they thought of me. The term "common sense" came up a lot. I agreed that common sense is one of the terms that defines me pretty well. I also thought that it made sense as a brand because it differentiated me from my more theoretical competitors.

Once I settled on common sense as the core attribute of my brand, I had a little trouble coming up with the third word. Common Sense Guru sounded too pretentious and new age all at the same time. I considered Common Sense Doctor-a play on my educational credentials, but it ran the risk of being confused with a medical doctor.

I settled on Common Sense Guy because, when you come right down to it, I'm just a regular guy. Common Sense Guy struck the right chord with me because it captures the essence of who I am as a person.

Tyler: Will you explain the role of common sense in becoming a success?

Bud: I think that we tend to overcomplicate things. I believe in looking for time tested principles and applying them. That's where common sense comes in. Most common sense has stood the test of time-that's why it's called common sense.

My five success principles - self confidence, positive personal impact, ou5B4tstanding performance, communication skills and interpersonal competence-resonate with people because they make sense. They're just common sense. The hard part is putting them to work. You have to commit to doing the work necessary to reap the rewards that will come from applying them.

Thomas Edison once said, "Most people miss opportunity because it comes dressed in overalls and looks like work." The same is true for common sense. Most people know what to do in most situations. Their common sense tells them. However, many people don't do what their common sense tells them for any number of reasons-it's too much work, they may make someone angry, it takes too long.

So to me, the role of common sense in becoming a success is simple. Listen to what your common sense tells you-and then do it, no matter how hard, or unpleasant.

Tyler: Thank you, Bud, for joining me today. Before we go, will you tell us about your website and what information readers can find there about "Straight Talk for Success"?

Bud: www.BudBilanich.com

Also, my blog, www.SuccessCommonSense.com is a great place for people to go to learn more about the five success factors in "Straight Talk." I write about one of them every day: Monday, self confidence; Tuesday, personal impact; Wednesday, performance; Thursday, communication skills; Friday, interpersonal competence.

Tyler: Thank you, Bud. If our readers want to be successful and they3D6 have Common Sense, then I hope they'll read your book.

Today, Tyler R. Tichelaar of Reader Views is pleased to be joined by Bud Bilanich, who is here to talk about his new book "Straight Talk for Success," Front Row Press (2008), ISBN 9780963828095.
